FAQ

Common questions about Farfalla.

Can foreigners own property in Bali?

Foreign nationals can’t generally hold freehold title directly, but there are established structures — including leasehold (“Hak Sewa”) and PT PMA company ownership — that allow long-term use and investment. We’ll connect you with independent legal counsel to confirm what applies to your situation.

What’s the difference between leasehold and freehold?

Leasehold gives you the right to use and benefit from a property for a fixed, renewable term without owning the underlying land. Freehold-style structures (via eligible entities) provide longer-term, more permanent ownership. Both are explained in detail on our Investment page.

Do you manage the property for me?

Yes — every property in the Farfalla collection is self-managed by our own team. That covers maintenance, guest bookings and communication, cleaning, and general upkeep, so you’re not relying on a separate third-party agency.

Can I stay in my property when I’m not renting it out?

Absolutely. Owners can block out personal stays in advance through our booking calendar, with no restriction on how often you visit your own property.

What’s included in the self-managed service?

Day-to-day maintenance, guest communication and check-in, cleaning between stays, garden and pool upkeep, and regular condition reports. Exact inclusions vary slightly by property — we’ll walk you through specifics for any residence you’re considering.

How do I start the process?

Reach out through our Inquire page or WhatsApp. We’ll ask a few questions about what you’re looking for, then set up a visit or video walkthrough of properties that fit.
